Estimating
How the price is worked out
Floors
All the square feet on the estimate for the same service are added up and priced together on that surface's bands or tiers, then shared back to each room by its size. A building with 20 offices gets the rate for the whole building, not 20 small-job rates.
Residential lines priced per room use the room, hall, closet, landing or oversized-room rate.
Then, in order
- Stairs (by width), upholstery, add-ons and custom lines.
- Any price you typed in replaces the calculated one.
- Extra charges — flat, or a percentage of the services.
- Travel.
- Your service minimum for the whole visit — a separate line or spread over the lines, the way your rate set is set up.
What only you see
- How It's Priced — Only You See This spells out the math: "Hot Water Extraction: 6,200 sq ft — first 1,500 @ $0.42, 4,700 from 1,500 @ $0.21 = $1,617, average $0.261/sq ft."
- Tap any line for its own math.
- Orange warnings name anything missing, like "No stairs rate set for Tile".
None of this prints on the proposal.
